小區(qū)公共區(qū)域污垢的清除方法

　　一、地毯

　　1、香口膠，用口膠噴劑

　　2、天那水(溶液清潔劑)不要用于清洗有色地毯

　　3、油脂：堿性除漬劑

　　4、 可樂、咖啡、果汁：用堿性清潔劑擦，并過清水，吸干

　　5、油漆、松節(jié)水：天那水

　　6、蠟燭：天那水(溶性)

　　7、地毯燒焦：用溶性清潔劑擦，再用同色的地毯補(bǔ)口

　　8、墨水：立即吸干，用溶性清潔劑或堿性以上清潔劑。清潔要快，防止擴(kuò)散

　　9、指甲油、唇膏：酒精

　　二、云石、大理石

　　1、油漆：刀片、鏟刀

　　2、水泥：鏟刀

　　3、水垢：刀片、鏟刀

　　三、玻璃：

　　1、油脂：洗潔精、堿性清潔劑

　　2、水漬：酸性清潔劑

　　3、水印：用濕毛巾擦，再用干毛巾擦

　　4、水泥：刀片刮干后再清潔

　　5、油漆：刀片

　　四：不銹鋼(注意：擦花、受腐蝕、粗糙工具慎用)

　　1、膠漆：溶性清潔劑

　　2、銹漬：擦同水或金屬擦亮劑

　　3、水漬：毛巾

　　4、水泥：刀片、毛巾配合清潔劑

　　五、仿古磚、仿石磚：

　　1、白灰、水泥：先用鏟刀、鋼絲球清潔大塊，再用1：30的鹽酸清洗，過水。鹽酸水離地腳線的距離是半塊磚。

　　2、油漆、膠漬：鏟刀、刀片，天那水(地面必須是干的)

　　3、油污：洗衣粉、洗潔精

　　六、浴缸、洗手盆

　　根據(jù)《中華人民共和國合同法》、《中華人民共和國海洋環(huán)境保護(hù)法》、《中華人民共和國防治船舶污染海洋環(huán)境管理條例》、《中華人民共和國船舶污染海洋環(huán)境應(yīng)急防備和應(yīng)急處置管理

　　規(guī)定》、《中華人民共和國海事局船舶污染清除協(xié)議管理制度實(shí)施細(xì)則》(以下簡稱《細(xì)則》)等有關(guān)法律、法規(guī)和規(guī)章的規(guī)定，甲乙雙方經(jīng)過友好協(xié)商，在真實(shí)、充分地表達(dá)各自意愿的基礎(chǔ)上，達(dá)成如下協(xié)議，并由雙方共同恪守。

　　In accordance with relevant provisions of the Contract Law of the People’s Republic of China, the Marine Environment Protection Law of the People’s Republic of China, the Regulations of the People’s Republic of China on Administration of the Prevention and Control of Marine Environment Pollution from Ships(hereinafter referred to as “the Regulations”), the Regulations of the People’s Republic of China on Emergency Preparedness and Response on Marine Environment Pollution from Ships (hereinafter referred to as“the Rules”) and the Detailed Rules of Maritime Safety Administration of the People’s Republic of China on the Implementation of the Administration Regime of Agreement for Ship Pollution Response (hereinafter referred to as “the Detailed Rules”) and other laws and regulations, Party A and Party B agree to reach the following agreement after equal consultation and on the basis of truthfully and/or completely e*pressing respective intentions, and the said agreement shall be abided by both Party A and Party B.

　　第一條甲方的權(quán)利義務(wù) Article 1 Rights and Obligations of Party A

　　1、甲方應(yīng)當(dāng)向乙方提供本協(xié)議框架下接受服務(wù)船舶(以下簡稱協(xié)議船舶，見附錄一)的基本信息，并按照雙方約定方式和內(nèi)容，在協(xié)議船舶進(jìn)入乙方服務(wù)區(qū)域前的天內(nèi)，向乙方

　　提供船舶有關(guān)動態(tài)信息。甲方應(yīng)當(dāng)在協(xié)議船舶駛離乙方服務(wù)區(qū)域前小時，將船舶有關(guān)動態(tài)信息告知乙方。甲方應(yīng)當(dāng)書面確認(rèn)已收到乙方按照本協(xié)議第二條第二款提供的應(yīng)急待命相關(guān)信息。

　　1. Party A shall provide Party B with basic information of the ships (hereinafter referred to as“the agreed ships”, Appendi* I) to receive services under this Agreement, and shall, within days prior to the agreed ships’ entry into Party B’s service area, inform Party B of the agreed ships’ dynamic information in accordance with the time, way and contents agreed by both parties. Party A shall, hours

　　prior to the agreed ships’ departure from Party B’s service area, inform Party B of the agreed ships’ relevant dynamic information. Party A shall confirm in written form the receipt of information on relevant emergency standby provided by Party B in accordance with stipulations of paragraph 2 of Article 2 of this Agreement.

　　2、甲方應(yīng)當(dāng)將本協(xié)議留存協(xié)議船舶上，并確保船上有關(guān)人員熟悉協(xié)議內(nèi)容及乙方制定的污染清除作業(yè)方案。

　　2. Party A shall keep this Agreement onboard the agreed ships, and make sure that relevant staffs onboard the ships are familiar with the contents of this Agreement and the contents of Pollution Response Operation Plan formulated by Party B.

　　3、甲方應(yīng)當(dāng)配合乙方按照《細(xì)則》規(guī)定開展船舶污染應(yīng)急演練。

　　3. Party A shall cooperate with Party B to carry out ship pollution emergency e*ercises in accordance with the provisions of the Detailed Rules.

　　4、甲方應(yīng)當(dāng)在協(xié)議船舶發(fā)生污染事故時，立即通知乙方并組織開展污染控制和清除行動。甲方應(yīng)當(dāng)在行動結(jié)束后，配合乙方開展污染清除行動評估。

　　4. Party A shall, when a pollution accident happens to the agreed ship, inform Party B immediately and coordinate the pollution control and cleanup action. Party A shall, after the termination of sch actions, cooperate with Party B to carry out the evaluation on such actions.

　　第二條乙方的權(quán)利義務(wù)

　　Article 2 Rights and Obligations of Party B

　　1、乙方應(yīng)當(dāng)具有海事管理機(jī)構(gòu)批準(zhǔn)的資質(zhì)，并保持相應(yīng)的應(yīng)急清污能力。

　　1. Party B shall possess relevant qualification approved by Maritime Safety Administration (MSA), and maintains its corresponding capability of pollution response.

　　2、乙方應(yīng)當(dāng)書面確認(rèn)已收到甲方按照第一條第一款約定提供的協(xié)議船舶的基本信息和動態(tài)信息，并按照雙方約定的時間、方式和內(nèi)容將乙方應(yīng)急待命的相關(guān)信息告知甲方。

　　2. Party B shall confirm in written form the receipt of the agreed ships’ relevant basic information and dynamic information provided by Party A in accordance with

　　stipulation of paragraph 1 of Article 1, and inform Party A information on relevant emergency standby provided by Party B in accordance with the time, way, and contents

　　agreed by both parties.

　　3、乙方應(yīng)當(dāng)在接收到協(xié)議船舶駛?cè)敕?wù)區(qū)域的通知后，保證應(yīng)急船舶、設(shè)備和人員處于待命狀態(tài)。接到甲方協(xié)議船舶駛離服務(wù)區(qū)域的通知后，乙方可取消待命。

　　3. Party B shall, upon receiving the notice concerning the agreed ships’ entry into the service area, make sure that the emergency ships, facilities and staffs are standby. After receiving the notice that the agreed ships of Party A have departed from the service area, Party B may cancel such standby status.

　　4、乙方應(yīng)當(dāng)在簽訂本協(xié)議時，將其制定的污染清除作業(yè)方案中英文文本向甲方提供。

　　4. Party B shall, when concluding this Agreement, provide Party A with a Chinese and/or English version of the Pollution Response Operation Plan formulated by Party B.

　　5、協(xié)議船舶發(fā)生污染事故時，乙方應(yīng)當(dāng)在甲方的組織下開展污染控制和清除行動。乙方應(yīng)當(dāng)在行動結(jié)束后，配合甲方開展污染清除行動評估。

　　5. Once a pollution accident happens to the agreed ships, Party B shall, under the command of Party A, carry out pollution control and cleanup actions. and shall cooperate with Party A to conduct the evaluation on such actions.

　　第三條費(fèi)用 Article 3 fees and e*penses

　　1、甲方應(yīng)按照雙方約定的收費(fèi)標(biāo)準(zhǔn)(見附錄二)和支付方式向乙方支付船舶污染清除協(xié)議費(fèi)用，用于應(yīng)急防備的合理支出。

　　1. Party A shall pay Party B the ship pollution response agreement fees in accordance the rates (appendi* II) and mode of payment agreed by both parties for the purposes of compensating Party B the incurred reasonable cost of emergency preparation.

　　2、協(xié)議船舶發(fā)生污染事故，乙方根據(jù)本協(xié)議開展污染控制和清除行動，甲方應(yīng)當(dāng)向乙方支付實(shí)際發(fā)生的合理的污染控制和清除費(fèi)用。

　　2. If Party B carries out pollution control and cleanup actions in accordance with this Agreement after a pollution accident happens, Party A shall pay Party B the actual and reasonable e*penses incurred in such actions.

　　3、為保證污染控制和清除行動順利進(jìn)行，如果乙方開展的污染控制和清除行動超過了個工作日，乙方可以要求甲方就已經(jīng)開展的污染控制和清除行動，每隔個工作日向乙方支付一筆臨時費(fèi)用。臨時費(fèi)用應(yīng)在乙方向甲方開具臨時費(fèi)用賬單后個工作日內(nèi)匯到乙方指定賬戶，并從雙方最后結(jié)算的污染控制和清除費(fèi)用中扣除。

　　3. When a pollution control and cleanup action last more than working days, to ensure the smooth performance of the actions by Party B, Party B may demand Party A to pay an interim sum every working days for the actions that has been carried out
